Cheap Land For Sale

If you have cheap land for sale and you don’t live close to it do yourself a favor, and take a drive by it every once in a while. When we are talking about land for sale by owner you have to always keep an eye on it. I got a phone call from a party interested in my land and he was asking me a couple of questions. He happened to mention that they land was looking pretty messy. He said that there were beer cans all over the place, and a fire pit right in the middle of the land. Some teenagers must have helped themselves to my land as a place to have a party. I apologized for the state that my land was currently in and told him that if he wanted to take a look at it next week that it would be immaculate.

The next morning I drove over to see the state of the land and sure enough it was a mess. I walked around the area with a garbage bag and picked up all of the beer cans (I brought them back to the beer store and got twenty bucks for them), and smoothed over the area that the kids were using as a fire pit. I then looked around some more and noticed that my “farm land for sale” sign had been written on, so I grabbed another one from the truck.

It just made me realize that I should be keeping an eye on the land. I know how hard it is for people to find a land loan, so you do not want to make it hard for them to find their land too! It is unfortunately a half of an hour drive from my home so I am not passing by it on a daily basis, but now I know what could happen when I leave it unsupervised. It makes me mad to think that I could have sold this land earlier if it wasn’t a mess. From now on if I ever have such cheap land for sale again I will be sure to drive by it at least once a week.

The man called me back a few days later (I guess he had driven by the land) and he said that it looked amazing, but he decided to look somewhere else because I wouldn’t budge on my asking price. I still haven’t sold the land, but I have been driving by every few days just to make sure that it looks good. I also put up another sign on the gate of the land that says “no trespassing”. Whether or not it will work I have no idea though. So for all of you out there that have cheap land for sale, be sure to take a drive by it every once in a while to make sure that it is clear of garbage.

If you have farm or hunting land for sale then it is always a good idea to do your best to monitor it. When you have cheap land for sale that isn’t being monitored the likeliness of it being vandalized is pretty high.

And here is a bonus tip. If your buyer cannot get any land loans due to the fact that he is a farmer which means that he is self employed and his income varies through the different seasons, you should recommend that they look for stated income loans. These loans are great for people who are self employed!
